The Texas Veterans Land Board offers a separate Veterans Housing Assistance Program through participating lenders. Eligible Texas Veterans, military members and spouses may access competitive fixed-rate home financing; qualifying service-connected disability may unlock an additional rate discount.

VA loan questions,

Is a VA loan only for first-time buyers?+
No. The VA home-loan benefit is not limited to first-time buyers, and eligible borrowers may be able to reuse it.
Does the VA lend the money directly?+
Usually, no. A private lender makes the loan and VA guarantees a portion of it. The Native American Direct Loan program is a separate VA-direct program.
Do VA loans always require zero down?+
Not always. Zero down may be available with sufficient entitlement and an appraised value that supports the price. A down payment may be needed in some entitlement or valuation situations.
What is the VA funding fee?+
It is generally a one-time charge that helps support the program. The amount varies by loan type, down payment and prior use. Some borrowers—including certain Veterans receiving qualifying disability compensation and eligible surviving spouses—may be exempt.
Can I use a VA loan for an investment property?+
A VA purchase loan is intended for a primary residence. It can be used for certain properties with up to four units when occupancy and other requirements are met, but not for an investment-only or vacation-home purchase.
Is the VA appraisal the same as an inspection?+
No. The appraisal supports value and reviews VA minimum property requirements. A separate inspection is still an important buyer due-diligence step.
